What a Fox Valley Rental Returns After Costs
Gross rent is the number people quote. What you bank is what is left after six other lines are paid. Work through all six before you decide a deal is good.
What is left after those six is your return. A figure quoted before them is gross rent.
What Kane County Property Taxes Do to Your Numbers
Outside Cook County, Illinois law sets assessed value at 33.33 percent of market value. Your bill comes from that assessed value. The price you paid is one input to it, and only one.
One point of rate difference between two districts is about $111 a month. On a rental that is the gap between a deal that clears and one that does not. Our Kane County rates post lists them by school district.
The general homestead exemption reduces taxable value for owner occupants. A rental does not get it. Model the bill without it.
Buying a Flip in the Fox Valley, Start to Finish
Off market deals reach us before they reach the open market. Ask to be on the list.
Walk the property with a contractor before you offer. A roof and a furnace move a budget more than anything cosmetic.
Start with the after repair value, take 70 to 85 percent, then subtract the repair estimate. What is left is your ceiling on the offer.
Cash and hard money both close faster than a conventional loan. Speed is what wins the property.
Price it against what has closed nearby in the last ninety days. We pull those comparables for you.
Questions Investors Ask Before They Buy Here
Do you work with first time investors?
Yes. We will walk the first deal with you line by line, from the offer through to the first tenant.
What will Kane County charge me in property taxes?
It depends on the district, not the town. Two houses five minutes apart can fall in different districts. Our Kane County rates post lists them by school district.
Can I get a cash offer on a property I already own?
Yes. Dale can arrange one, which is useful when a rental needs work you do not want to do.
How long should a flip take?
That depends on the scope and on the village permit queue. Ask us to price the timeline with your contractor before you offer. Every month you own it is a month you pay taxes on it.
